Should you twitter your listings?

Tweet or No Tweet, that is the question …

…is the question!  Peter and I disagree slightly about how Realtors should use Twitter when it comes to exposing our listings.  This debate came up today when I sent Peter a link to Tweet Lister.

tweetlister 274x259 custom Should you twitter your listings?Tweetlister looks like a great tool for Realtors, the user interface is simple, yet it performs a powerful task of exposing your listings to your Twitter followers.  The best part about this tool in my opinion is that you can schedule your listings to post to your account on a pre-determined schedule, allowing you to set it up and forget about it.  The only thing better would be if you could schedule your listing to post to other sites like Craigslist and Backpage at the same time.

Words of caution though, just because this tools gives you the ability to post your listing every single day -Don’t do it!  You don’t want to annoy your followers with stale information. 

This is where Peter gets concerned; he fears that many Realtors will abuse this tool and spam their listings day after day.  I am sure it will happen, but unless I am following these people it doesn’t affect me so I really don’t care.  Ultimately those who spam their listings will pay the price and they will realize it when their followers drop off and buy/sell real estate with  a competing Realtor.

Thanks for sharing your thoughts! Sharing listings on Twitter is not a bad thing…just when it’s obviously done in a spammy way (i.e. lack of detail, or bombardment). As I’ve mentioned before I think you can accomplish the goal of sharing listings appropriately via Twitter itself, or even using an automated tweet service like Tweetlater or Twuffer (for which you can schedule all sorts of tweets, both listings & resources). But the bottom line is that one should not treat Twitter as a lead generation tool, but as business (& personal) communication tool…to build relationships and connections. And one more thing, one of the greatest benefits of Twitter is the ability to drive traffic to your own blog/Website….so why would I want to send traffic to a 3rd party site? Just sayin… ;)

I actually think the value from tweetlister actually comes in the form of inbound links to your site. You’re tweeting a link, using a hashtag, which makes it appear with a link back to the tweetlisting page, then that tweetlisting page has the option of linking back to your site in addition to possibly converting the visitor to a client with some well placed contact forms. Sounds like a win to me!

Just wanted to let you know about a new version update at TweetLister, which features several enhancements:

Enhanced Listing Details
Every TweetLister tweet links to a detail page — and the NEWS is that we’ve just upgraded the detail pages to allow you to include more information about the property and even Profile information about yourself! Here’s how it works: whenever you create a new listing using our simple listing form, you automatically get a basic listing detail page. You can see this detail page by clicking on the link that is part of your listing “tweet”. You can then choose to add more listing details by clicking “Edit” next to your listing, and selecting “Add More Listing Details – NEW!!”. Here you will be able to add up to 4 additional photos (5 total), add a description and up to 10 custom listing features, add a map, mortgage calculator and other tools to your listing, a disclaimer, open house information, and more!

Agent/Owner Profile Information and Dedicated Listings Pages
Now you can add one or more Agent/Owner Profiles to your account, including a photo, contact information and brief bio for each Profile. When you enter a listing, you can now indicate which Profile to appear on the detail page. This is handy for real estate firms with multiple agents, who want to enter listings in one place and associate different listings with different agents. When users click on your Profile link at the bottom of your detail page, they will be able to see all of your Profile information along with all of your active TweetLister listings!

Associate Multiple Twitter Accounts with one TweetLister Account
You can now associate many Twitter accounts with your TweetLister account. When you enter a listing, you can now select which Twitter account to “tweet” to. You can now have specific Twitter accounts for different regions, or different types of properties, and tweet those listings on the appropriate account.

New Search Features
TweetLister’s Search Listings feature has always offered a more detailed and direct way to view quality real estate listing tweets. In response to the overwhelming response and usage of this feature, we have added valuable criteria to the search form – ensuring that you will receive even more specific and useful results. In addition to Listing Category and Type, Type of Property, you can now search by City or Neighborhood, State, Country, Keyword and Minimum and Maximum Price.
