… with a brand new real estate focused blog site? The answer is YES! Let me show you one very simple but effective way to increase the quality of your web traffic.
Focus on a niche and the long tail keywords that describe your niche.
Think about your keywords in two main groups: short tail keywords and long tail keywords, or broad keywords and narrow keywords. The term “long tail” is said to have been coined by “Chris Anderson” to describe the strategy of targeting less competitive niche markets.
In case you aren’t really sure, here are some examples of long tail vs. short tail keywords: 
Long Tail Keywords:
- La Jolla Ocean View Homes
- North Park Craftsman Homes
- East Village Lofts in Downtown San Diego
Short Tail Keywords:
- San Diego Homes
- San Diego Real Estate
- San Diego Realtors
- Downtown Condos
Typically there will be much more search engine traffic for the short tail keywords and much fewer for the long tail. However, those searching for long tail keywords are most likely further along in their decision to buy a new home making them a much higher quality lead for your site. Since there will be fewer leads, you may choose to build out several sites around your different niche markets depending on your desired volume of leads.
You may be thinking why it makes sense to focus on dozens, hundreds or even thousands of long tail keywords which only bring a small amount of traffic when you could focus on a handful of short tail keywords. The answer is simple – there is much less competition so you can easily rank on the first page of Google & Yahoo for these long tail keywords and you may never make it to the front page with the broad strategy.

Another obvious benefit to this narrow keyword / niche strategy is that the visitors convert much better. These visitors know exactly what they want and are searching for it, hopefully you can provide it to them.

Focusing on niche long-tail keywords with high conversion rates are a great way to initially gain traction although in my opinion “dominating” a market is involves top rankings for both short and long-tail keywords.
A property structured website/blog that has high ranking for short-tail keywords will generally have top rank for long-tail keywords as well. For those sites, long-tail keywords were the result of going after the short-tail + having quality content.
