How to attract home buyers and sellers who willingly ask you to help them buy or sell real estate.
This is part 5 of a series of articles. We already discussed how your potential clients "size you up".
They "Google" you to see what you are all about (just like you do when you want to find out about someone you may be considering doing business with).
Let me share a short story.
A little while ago I popped into my bank here in La Jolla, CA – I just walked up to the counter to one of the tellers and the branch manager beckoned me over.
My heart sank, I thought "Woop's, there goes my line of credit …" She ushered me into her back office and then I nearly fell through the floor because the conversation went like this:
"My husband and I need a Realtor, we were on the internet and you seemed to pop up everywhere. So, can you help us?"
Good grief – that made my day and then some!
Is this the sort of interaction you would like to have on a regular basis? Consumers asking you if they can work with you?
To make this happen you must make a concerted effort to manage your online reputation.
In practice that means creating and maintaining your profile on the most influential sites.
This process actually is not at all expensive – virtually all the the sites mentioned here are free. At the very least you should have:
A blog – preferably a WordPress self hosted blog, forms the foundation
A Facebook Profile
A Twitter Profile
A Linkedin Profile
A Posterous Profile
A website or two
Plenty of images on the web tagged with your name
You might also consider creating profiles on these sites too:
Youtube
Namyz
Spoke
Don't want to manage your online reputation yourself?

CLEANmy.NAME is also an interesting company. Their name is very catchy, and it is basically what they do “clean my name”. I have personally experienced CLEANmy.NAME’s services, and I am recommending their Online Reputation Management services.
I use Facebook, and it s really working for me. I created a group
HOGAR Bienes Raices NETWORK to get prospects. Now I started with latin people, living in USA, but trying to buy in their countries. Two loan officers are now referrers, it s simple.
